How We Work

A clearer architectural process from concept to completion.

Good projects do not happen by accident.

They require early clarity, thoughtful design, technical discipline, responsive communication, and a team that understands how decisions made on paper affect the way a project is priced, permitted, built, and used.

At Chord Design Studio, our process is built to create a clear path forward. We ask the right questions early, define expectations clearly, coordinate the details carefully, and guide clients through the architectural process with precision and purpose.

Whether we are working on a ground-up project, tenant improvement, restaurant, bar, coffee shop, boutique hotel, aviation property, commercial project, industrial building, multifamily development, or select residential work, our approach stays grounded in the same principle:

Create thoughtful, buildable architecture through a process clients can trust.

We begin by understandingthe project behind the project.

Before we begin designing, we work to understand what is really driving the work.

What are you trying to build?
Why now?
What decisions have already been made?
What constraints are fixed?
What is still unknown?
Who needs to be involved?
What does success look like when the project is built and occupied?

This early discovery matters. It helps us understand the project goals, budget expectations, timeline, site conditions, jurisdictional requirements, consultant needs, and decision-making process before the work gains momentum.

For clients who have completed many projects, this creates alignment quickly. For clients who are newer to construction, it creates the structure and explanation needed to make informed decisions without feeling lost in the process.

We define the path before rushing the work.

Architecture can become expensive when scope, expectations, responsibilities, or decisions are unclear.

Our role is to establish the framework early.

We clarify the project scope, architectural services, consultant needs, deliverables, schedule expectations, communication rhythm, and key decision points. We also identify where additional information may be needed before the project can move forward responsibly.

This is not about slowing the work down. It is about reducing avoidable rework, missed expectations, and late-stage surprises.

A clear path at the beginning protects the quality of the work later.

We design with both vision and constructability in mind.

Strong architecture has to do more than look good. It has to work.

Our design process balances creativity with technical judgment, structural and MEP coordination, code awareness, operational needs, and construction realities. We care about the experience of the space, but we also care about how the building is assembled, coordinated, maintained, and used over time.

That balance is especially important in technically detailed work: restaurants, food service spaces, aviation properties, industrial buildings, tenant improvements, multifamily projects, commercial work, and significant residential projects.

Design is not separate from execution. The two have to move together.

A project is only as strong as the coordination behind it.

We work with consultants, contractors, clients, and project stakeholders to keep information moving and decisions documented. Depending on the project, that may include coordination with structural, mechanical, electrical, plumbing, civil, kitchen, lighting, code, branding, or other specialized consultants.

Our focus is to identify issues early, resolve open questions, and protect the quality of the drawings before they become problems in permitting or construction.

Details matter because details are where cost, schedule, quality, and trust are often won or lost.

We coordinate the details that shape the outcome.

We document with discipline.

A drawing set is not just a formality. It is one of the most important tools for communicating the project clearly.

We prepare architectural documents with attention to accuracy, coordination, code requirements, constructability, and the level of detail appropriate to the scope. The goal is to create documentation that supports permitting, pricing, construction, and decision-making.

No drawing set can eliminate every question. Construction is too complex for that. But disciplined documentation reduces unnecessary friction and gives the project team a stronger foundation to work from.

We guide clients through key decisions.

Every project requires decisions.

Some are creative. Some are technical. Some affect cost, schedule, operations, permitting, or construction sequencing. Our job is to help clients understand what needs to be decided, when it needs to be decided, and what may be affected by that choice.

This is especially valuable for clients who are beginning a major construction project for the first time. Rob and our team enjoy helping clients understand the process, avoid costly missteps, and experience the work with more confidence.

Guidance is part of the value we provide. When a project requires more explanation, education, coordination, or decision support, the scope and fee should reflect that level of involvement.

We stay engaged through permitting and construction.

Our work does not stop when drawings are issued.

We support the project through permitting, contractor questions, RFIs, submittals, clarifications, field observations, and construction administration services appropriate to the scope of work.

We are not construction managers. We are architects.

That distinction matters.

Our role is to protect the architectural intent, respond to design and documentation questions, help resolve issues within our scope, and support the project team as the work moves from drawings to built reality.

Our process is built for serious projects.

Chord is a strong fit for clients who value:

  • thoughtful design

  • technical detail

  • direct communication

  • timely decisions

  • clear expectations

  • careful coordination

  • quality documentation

  • professional guidance

  • long-term trust

We work well with developers, property owners, business owners, contractors, and residential clients who understand that good architecture requires investment, attention, and a process that is respected by everyone involved.

For residential work, we are best suited for custom homes and significant remodels where architectural thinking, structural and MEP coordination, and high-quality execution are essential.

The Chord approach

The name Chord comes from aviation: the direct line between the leading edge and trailing edge of an airplane wing. That idea shapes how we work.

We look for the clearest route forward. We reduce unnecessary drag. We focus on the decisions and details that help a project move with purpose.

From concept to completion, our process is designed to create architecture that is thoughtful, buildable, and guided by a path clients can trust.
